We use Contratto Transitorio (Transitional Rental Agreement) under Italian Law 431/98, Article 5. This contract:
Has a fixed duration (1-18 months)
Does not automatically renew
Requires documented transitional need (work assignment, study, relocation evaluation, etc.)
Is officially registered with the Italian Tax Authority (Agenzia delle Entrate)
For Digital Nomad Visa applicants: Our registered contract meets the housing documentation requirements for the Italy Digital Nomad Visa application.
To proceed with your rental, we'll need:
Valid passport or ID
Italian tax code (Codice Fiscale) - we can help you obtain one
Proof of income (employment contract, bank statements, or pension documentation)
Documentation of transitional need (work contract, study enrollment, etc.)
References from previous landlord (if available)
More than 30 days before arrival - Full deposit refund minus €100 admin fee
15-30 days before arrival - 50% deposit refund
Less than 15 days before arrival - No refund
Early Termination: If you need to end your stay early, we require written notice according to your contract terms (typically 2-3 months for longer contract). The security deposit will be used to cover any outstanding rent if proper notice is not provided.
Check-in: Between 3:00 PM and 8:00 PM
Alternative times can be arranged with advance notice
Key handover and apartment walkthrough included
Check-out: By 10:00 AM
Final walkthrough for condition assessment
Return all keys
Provide final utility meter readings
Tenants have the right to register temporary residence (residenza) at the apartment address. We'll provide the necessary documentation for the Comune di Montecatini Terme upon request.
